Case Study 01
Residential Housing Block, East London
A four-storey residential housing block within the London Borough of Newham's portfolio presented signs of significant structural movement, including internal cracking, door frame distortion, and visible settlement at the building's perimeter. Residents raised concerns and the council required urgent independent structural assessment to determine the cause and extent of the problem and develop a safe, cost-effective remedial strategy.
Detailed visual inspection across all floors and external elevations. Technical inspection report produced with findings, risk assessment, and recommended next steps.
Scoped and managed a ground investigation programme, coordinating soil testing and borehole surveys. Ground instability confirmed as primary cause of subsidence. Geotechnical data interpreted into clear engineering decisions for the council.
Full piled raft foundation system designed using Tekla Structural Designer — 14 RC piles with 250mm raft slab, designed to Eurocode standards. Full calculations, reinforcement drawings, and construction specifications produced for contractor procurement.

The remedial scheme provided a permanent structural solution to a complex subsidence problem affecting occupied residential properties. The council was able to procure a specialist piling contractor using our construction-ready package, with confidence that the design was technically robust, fully compliant with Building Regulations and Eurocode standards, and deliverable within the existing building footprint with minimal disruption to residents.

Residential Block, Newham
Visual structural inspection of cantilevered reinforced concrete external access walkways on a four-storey residential block. Identified defects including diagonal cracking to supporting beams, widespread soffit staining, biological growth, and water ingress attributed to failed waterproofing, poor drainage, and unsealed balustrade penetrations. Full technical report produced with findings, cause analysis, and a prioritised remedial works programme. No immediate structural instability identified.
